Dubai – 21 October 2026
H&H is developing Water Gardens, a four-building mixed-use destination in the Dubai International Financial Centre (DIFC), combining offices, residences, hospitality, retail and dining around a central garden and public space. Designed by architect David Chipperfield, the development forms part of DIFC’s wider Gate District.
According to H&H Chairman Shahab Lutfi, the project is intended to accommodate different aspects of daily life, bringing work, dining, wellness and social spaces together within one development.
The masterplan places landscaped gardens and water features at the centre of the site. Landscape design is by Bureau Bas Smets, while the interiors are being designed by Patricia Urquiola, Tihany Design and Tristan Auer. Studio KKD is responsible for the retail and dining experience.
In the announcement, Saleh Al Akrabi, Chief Real Estate Officer at DIFC Investments Ltd., described Water Gardens as part of the continued development of DIFC, connecting workplaces, hospitality, retail, public spaces and residences. The development is designed to link with the surrounding district and its existing pedestrian network.
Water Gardens has pedestrian access from Al Sukook Street and Al Mustaqbal Street and connects directly to Gate Avenue. It is approximately 300 metres from Financial Centre Metro station.
The office component, The Offices at Water Gardens, will provide 21,965 square metres of Grade A net leasable area, including three floors of micro-suites alongside larger office spaces. It is targeting LEED Platinum certification, with JLL appointed as its exclusive leasing partner.
Construction is underway, with completion scheduled for 2028.
