Dubai – 5 November 2026
Alya, a residential development platform focused on premium properties across the Gulf Cooperation Council (GCC), has established its regional headquarters at the Dubai International Financial Centre (DIFC), adding a new real estate development business to the Centre’s growing community of international companies.
The company is backed by Brookfield, a global investment firm, and Lunate, an Abu Dhabi-based investment firm. The partnership was established to pursue residential development opportunities across the region, with an initial focus on markets including the UAE and Saudi Arabia.
Alya’s main activity will be the development of high-end residential properties. Its business model centres on identifying suitable development opportunities, investing in projects and overseeing their progress from the planning stages through to completion and sale. This differs from the role of a traditional estate agency or property brokerage, which primarily deals with marketing and selling properties on behalf of owners.
The platform’s focus on premium residential developments comes amid continued interest in the region’s housing markets, particularly in major cities attracting international investors and residents. By concentrating on the development of properties for sale, Alya will operate within the wider real estate investment and development sector.
Brookfield and Lunate bring different areas of experience to the partnership. Brookfield has an established international presence in investment and real estate, while Lunate is based in Abu Dhabi and operates across global investment markets. Their backing provides Alya with an institutional investment structure as it develops its regional operations.
Establishing its headquarters in DIFC gives Alya a base in Dubai from which to manage its activities and develop relationships with investors, financial institutions and professional services firms across the GCC. The Centre is home to businesses operating in finance, investment, legal and consultancy services, making it a location for companies involved in regional investment and commercial activity.
Alya’s arrival also reflects the range of businesses establishing a presence in DIFC beyond traditional financial services. Its focus on residential property development adds another dimension to the Centre’s business community, particularly in the areas of real estate investment and regional development.
As Alya begins its regional operations, its progress will be followed through the residential projects it undertakes and the markets in which it chooses to operate.
