About the The Exchange in DIFC

The Exchange is a prominent mixed-use development located in the heart of Gate Village within the Dubai International Financial Centre (DIFC), designed to support the district’s strategic expansion as a global hub for finance and commerce. Completed in March 2018, the building was developed at a cost of approximately AED 180 million and quickly established itself as one of DIFC’s premier business addresses.

It spans eight above-ground floors and five basement levels, offering a total leasable area of around 147,000 square feet, which includes 114,000 square feet of high-quality office space and 33,000 square feet dedicated to retail and dining. A key feature of the project is The Exchange Square, a landscaped public piazza that connects seamlessly with the Gate Village podium and enhances the pedestrian experience while supporting a vibrant outdoor dining scene with three licensed venues, including a rooftop restaurant.

The Exchange was specifically designed to attract global financial institutions, media firms, and service providers contributing to DIFC’s goal of fostering a modern, integrated work environment.

Among the first tenants was Nasdaq Dubai, which moved into the top floor, followed by high-profile media organizations such as Bloomberg Asharq and CNBC International. The building’s rapid leasing success reaching up to 98% occupancy within its first year demonstrates its strong appeal to top-tier businesses.

The Exchange plays a critical role in DIFC’s evolution, combining business infrastructure with lifestyle and hospitality elements to support a thriving financial and professional services community.
